Sellers - Are YOU Preventing YOUR House From Selling?

Sellers, are you "guilty" of any of the following:

* Failure to keep up with repairs (Faucet leaking? Shingles missing? Siding torn? Window broke?)
* Overpricing (Price your home based on your Realtor® suggestions. They are your market experts)
* Did not update interior (Brass is out, so is wallpaper. Don't be offended, just make the changes. Don't know where to start...visit model homes and see what builders are doing)
* Let landscaping get out of control (Trim hedges, mow/weed-eat/edge, use mulch, plant flowers, fix broken borders, etc.)
* Too emotionally attached (Do you REALLY want to sell? Keep the memories and let the house go)
* House too personalized (Remove family photos, offensive material, trophies, your taxidermy collection, etc. Don't make potential buyers look past your keepsakes, remove the distractions altogether)
* Not using a Realtor® / refusing to pay commission (Nothing wrong with wanting to maximize your return but are you that confidant your home selling ability is better than a qualified agent?)
* Refusing to paint (Always go neutral. Fresh paint smells/looks clean and makes it easier for buyers to visualize how their stuff will look in the room/house)
* Too much Clutter (Clear out old books, newspapers, appliances, knick-knacks, etc. (Buyers want space and many won't be able to see past your stuff to recognize the potential)

Things to do in Warner Robins GA - Invitational Golf Tournament

Robins Air Force Base is hosting the 21st Annual Georgia Invitational Golf Tournament on 23 Sep. The 2-day tournament is sponsored by the Warner Robins Museum of Aviation.

Play starts at noon on the 23rd and 8:00a and 1:30p on the 24th at the Pine Oaks Golf Course. Participants will play 3 rounds over the 2 days with prizes after each round. The foursomes will play a scramble format.

The single player fee is $250. For full details, call 478-926-6870.

Over the years, the tournament has raised over $5M for the Museum of Aviation. This year, U.S. Senator Saxby Chambliss will be the Honorary Tournament Chairman.

Prizes include over $30K in golf equipment to the top foursomes.

Moving with kids

When moving with kids, below are some quick tips for before, during, and after the move. The smoother the transition, the quicker your kids will adjust and accept the new home and community.

Before the Move

Communicate with your kids. Tell them why, how, when, and where you are moving. They will be anxious so help alleviate their concerns and fears by talking them through the process.

Get them involved. Let them sort their own stuff, clean their room, prepare signs for a yard sale, and even mark the boxes that will go in their room.

Provide information about the new community to spark their interest (i.e. parks, sports, school/community programs, etc.).

Let them prepare a list of the features their new room could have. If feasible/practical, take them with you on the house hunting trip.

During the Move

Have them prepare a survival kit for the first few days in the new home (i.e. snacks, toys/books/IPod, etc.).

Let them assist with the unpacking and give them a say in how their room will be arranged. If you plan to paint, or change the décor, let them choose their new style.

If you have pets, put them in charge of making sure the pets are cared for.

An alternative is to find something else for them to do since moving day can be very stressful. Let them spend time with their friends, visit a relative, go to an amusement park, or just hangout. Their stress will be lower which will help you stay calm too.

After the Move

Resume daily routines as quickly as possible. This is the easiest way to get your kids re-adjusted and accepting their new surroundings.

Plan a welcome party or tradition for the new home. Give ownership by putting the kids in charge of a specific party/tradition detail. If you have a party, introduce your children to all the kids that arrive to break the ice.

Explore the area together. Find out where the police/fire department, school, park, playground, etc. are located.

Show them around their new school. If they walk to school, walk the route with them so they are comfortable with the directions.

Find after-school activities that will give them confidence and encourage them to make new friends.

Things to do in Warner Robins GA - Go fishing on Robins Air Force Base

Calling all Middle Georgia fishermen (and women)! Robins AFB has 4 fishing areas with an abundance of Catfish, Bass, and Bream. The lakes/creek are open to all active duty and retired military, civilian employees, family members, and guests. Guests must be accompanied by the sponsor. If you're 16 or older, a Georgia Fishing License is required.

Fishing Sites:
- Duck Lake
- Horse Creek (not during hunting season)
- Luna Lake
- Scout Lake (fish restocking underway)

Permit Required for Base Fishing:
- Individual, $4
- Family, $7
- Guests, $2

Catch and Possession Limitations:
- Catfish, 6+ inches, limit is 6 per 24-hr period
- Bass, 6+ inches, limit is 6 per 24-hr period
- Bream, Any size, limit is 25

Other Rules:
- No live minnows
- No frog gigging
- No seines
- No more than two fishing lines can be used
- Boats with gas or other internal combustion motors are prohibited on base

Conservation and Safety:
- An adult must accompany any person less than 12 years of age.
- Swimming or wading is prohibited.
- Boats must have Coast Guard approved Personal Floatation Devices (PFD's).
Note: Kids under 12 and all non-swimmers must wear PFD's while on the water.

Things to do in Perry GA - Have fun at the Georgia National Fair

Perry GA will be hosting the 21st annual Georgia National Fair from 7-17 October. The fair features a circus, commercial vendors, concerts, exhibits, family entertainment, fireworks, food, horse shows, livestock, rides, and street entertainers.

Concert performers include Miranda Lambert, Josh Turner, and Steel Magnolia. A special (and free) outdoor concert featuring Chubby Checker will be held opening night at 7:30p.m.

Entertainment includes a petting zoo, Aussie Kingdom (animals common to Australia), sea lion shows, the water ski stampede, a myriad of talented singers/performers, and even pig races.

There is definitely something for every member of the family! Don't miss the fun.

High School Football - Warner Robins GA

The Warner Robins Demons have yet to score this season and are currently 0-2 in 1-AAAA play. They suit up on the road at Colquitt County (Moultrie, GA) tonight at 7:30. With 4 state titles, and 2 national championships, this proud program is expecting a turn for the best.

The 1-AAAA Northside Eagles are undefeated (2-0) and have outscored their opponents 73-0 so far this season. They play Lakeside tonight, in Lakeside GA, at 7:30. The Eagles won back-to-back state titles in 2006-2007 and have been in the hunt each season since (state runner-up in 2009).

The Houston County Bears, also in 1AAAA, are 2-0 on the season and play away at Americus tonight (7:30). The team has yet to gain state/national recognition but has a strong squad this season.

Veterans High School is a brand new public school that has yet to play any games. Former Warner Robins defensive coordinator, David Bruce, will be at the helm once the Warhawks start playing varsity games.

What: Summer Bash 2010

The event brings a variety of entertainment for all family members to include attractions, face painting, games, prize drawings, and rides. Armbands are $5 and provide unlimited access to all games and rides. Summer Bash is open to all base ID cardholders.

Things to do in Perry, GA - PFHA Grand National Championship

The Paso Fino Horse Association (PFHA) is holding their 38th annual Grand National Championship Show at the Georgia National Fairgrounds & Agricenter in Perry, GA on Sunday Sep. 19th, starting at 10a.m. The event runs through Saturday Sep 25th, is expected to have over 3,500 attendees, and brings PFHA talent from all across the U.S. and abroad.

The Paso Fino is a breed of horse, originally from Spain, known for their comfort and endurance. They are especially popular for trail riding.

Unlike years' past, the competition this year will use the Five Judge System (Olympic System) for scoring to determine the best-of-the-best.

Warner Robins GA Housing Market

Today in Warner Robins GA we have 941 active residential listings with only 74 bank or relocation owned properties.

The good news...92% of Homes for Sale in Warner Robins GA are consumer owned properties giving us a fairly stable real estate market. A big part of that stability can be attributed to the constant influx of military/civilian personnel coming to Robins Air Force Base. Although it has been difficult for buyers to get financing, many are making it through the process and becoming first-time or repeat home owners.

The bad news...I have been working foreclosures this year and all of those homes are aggressively priced to sell within 90 days. Resale homes just can't compete. As an example, I have a decent listing in a good subdivision that is right-priced to sell in today's market but it is competing with a foreclosure (similar home) in the same subdivision that is selling for 70K less. This not only hurts the residential sellers, but brings the average comps down in the short-term as well.

Hopefully Warner Robins GA and the surrounding communities will see an end to this trend soon so a real housing market recovery can begin.

Technology: Friend or Foe?

Is all the new/modern technology a friend or foe to you? How do you cope if you are not computer literate or know someone who is? I remember when I bought my first home and the Realtor® carried around a printed list of the houses for sale in the area. OMG, she didn't even have a cell phone or GPS device/system. That's a long way from where we are today.

Just this weekend I used my Droid to text, call, and GPS, used a USB Thumb Drive to transfer some files from my work PC to my laptop, used an external hard drive to backup my laptop files, printed on wireless printers at home/office, scanned to email, blogged/tweeted, resized/used filters on digital photos, began implementing a new IDX solution into my Homes for Sale Warner Robins GA website, and synched my phone and laptop. As soon as the Central Georgia MLS is available for the IPad (soon), I'll be hopping on that bandwagon.

Why do I try to catch up/keep up/stay up with technology? It helps me do my job smarter, quicker, and more efficiently. At least 30% of my clients communicate almost exclusively via text messages. To stay competitive, and avoid the risk of losing younger clients, I observe the Generation Y crowd to see what's important to them. If learning a new technique, device, or system allows me to reach/keep a larger segment of the real estate population, I will gladly take on the challenge.

For me, technology is a friend I warmly embrace. How about you?

I am a Realtor®

I find it ironic that people think by putting a For-Sale-By-Owner sign in the front yard they can do my job. I pride myself in the fact that I am a marketing specialist and am confidant I can provide better exposure than a home owner will get on their own. I can screen buyers, network with other agents, interact with professional services, provide competent advice, and serve as a professional negotiator. I am versed in contract preparation, can give staging tips, and am emotionally detached. I can provide a realistic listing price based on facts, I know the demographics of your neighborhood and those you’re competing with, and I can anticipate and respond to real estate questions/problems quickly. I am available to show your home anytime, will never say too little or too much during a showing, and I have access to vast resources that can quickly paint, mow, clean, fix, or stage. I am a Realtor®!

BUT am I worth the commission you will pay for my services? You could pay up to 6% of the listing price for my services if I find the buyer for your property. Of course it’s more likely someone else will bring the buyer so I will have to share the 6%. Did I mention that although I am working long hours to sell your property and am solving the potential deal breaking issues that are arising, I will always be cheerful, considerate, and helpful despite the fact I may have to pay a relocation and/or referral fee from my share of the commission? Did you know my broker gets a significant share of my share? When put in its proper perspective, I will receive a small percentage of my worth for the tremendous advice, hard work, dedication, and steadfast desire to sell your property. Yes, I am a Realtor®.

Still not convinced I can do a better job of selling your home? I will expertly know what to do once an offer is received to include contract preparation, how much closing costs will be, how to handle temporary occupancy requests, closing date shifts, repair requests, earnest money needs, contingencies, difficult negotiations, irate/inconsiderate buyers, low appraisals/appeals, deed issues, encroachments, termites/rodent infestations, and a host of other problems that may halt the sale. The reason I can do a better job than you can at selling your home is because I do this everyday, it’s my chosen profession. You guessed it, I am a Realtor®!

Covenants, Conditions, and Restrictions (CC&R’s)

As a Realtor® I follow rules so I can see the value of a CC&R initiated by a homeowners association, builder or developer. As the document that dictates how the association operates, and the rules owners must obey, the single-minded conformity makes sense to me. When properly enforced they can help a neighborhood or community from becoming run down and from having unsightly houses or yards.

I make sure every buyer gets a copy of the CC&R before we make an offer so they understand the rules and policies of the prospective subdivision. I've yet to lose a deal by providing a CC&R but realize there's the possibility it could be a deal breaker for some families. I prefer to err on the side of caution and let buyers know these important details upfront.

While I believe most people like their neighborhoods to be neat, clean, and tidy, many do not like to be told how/when to cut their grass, whether they can park on the road, have trailers, boats, or RVs in the driveway, paint a particular color, or even have a basketball hoop visible from the road. To each their own; CC&R neighborhoods aren't ideal for everybody.

For some buyers, CC&R's invoke feelings of rebellion so I always recommend we move on to a different area when that occurs. If the buyer is uncomfortable, their experience will be unsatisfactory, they will not be happy in their new home, and I will potentially lose future/follow-up business.

For those that are orderly, want things in their place, and don't mind rules, CC&R's are a blessing. For others the freedom to do what they want to do on their own property when/how they want to do it has appeal. I get it...It's all about choices. Isn't it satisfying that as real estate agents we have the opportunity to help people find the home of their dreams...on their own terms?!

Tax Assessors Value Vs Appraised Value

Yesterday I posted a blog entry on ActiveRain about potential buyers "Sitting on the Fence" that brought out some very insightful views and opinions. One in particular, by Paul Walker, really got me thinking about the Tax Assessors Value Vs the Appraised Value of a home.

The appraised value is normally used to determine the home value before the property is sold and is conducted by a certified appraiser who is not associated with the either the buyer or seller. The assessed value is used to determine the tax basis of a property. Properties are assessed when purchased, usually reassessed when sold, and yearly in most states.

In the last year I have sold several homes for less than the tax assessed value, and have seen it done repeatedly by others in my area too. Our county could not raise tax assessment values, because market values did not go up, instead they increased the Millage Rate (used to calculate property tax liability) to bring in more revenue.

Should agents recommend to upside down sellers to challenge the tax assessment value when market values have gone down?
